Holy City of Mashad Project
The Large
Project of Kouhsangi Tourism and Welfare
Township
This project
is located on a plot of land having an area of 50 hectares, on the slopes
of the western Kouhsangi Mountains of Mashhad,
with a beautiful view over the city and the holy Shrine of Imam Reza (peace
be upon him). The natural position of the land and the existing elevations,
close distance to the Asian Road (CENTO), and easy access to the holy
Shrine, airport, coach station, and city center, provide the project with
an exceptional opportunity.
Arrangements
have been made for connection and access to the complex from Shahid Kalantari Highway
and Taleghani
Township. Positioning
and placement of the project applications are divided into two parts, one
for public and service applications, and the other for residential units.
Residential applications are on the highest point of the land with a great
distance with public sections, and they have been positioned to be far from
the noise and annoyance of the city, in order to create a peaceful place
for spending one’s spare times.

Total
roofed area is about 140 hectares, including public and residential
applications.
Public
applications of the project have a total roofed area of 30000 square
meters, including two indoors sport complexes for men and women,
gathering halls for holding parties and ceremonies, offices for
engineering companies and other agencies, commercial units and shopping
centers, provincial handicrafts exhibitions, plants and flowers exhibition,
cultural, recreational, and welfare services complex, as well as water
fountains, traditional tea house, coffee shops, restaurant, car wash,
planetarium, laundry, etc.
The
residential applications of the project include 800 apartment units and
75 villas, with a total roofed area of 76000 square meters plus a
370-room hotel with a roofed area of 34000 square meters.

Villa
Units:
The
residential units include 75 villas. These villa units have been designed
in 3 types (duplex).
Capacities
and designs of the villas are different; they include two-bedroom and
three-bedroom units, as well as duplex ones with roofed areas of 142 and
170 square meters.
All
residential units have a view over the holy Shrine and the beautiful nature
of the surrounding mountains.
In designing
the villas, all types of heating and cooling facilities and installations
have been considered for each and every unit.
Apartment
Units:
Among the
residential units, there will be 800 apartments. The apartments are design
in 9-story blocks (including the ground floor).
Capacities
and designs of the apartments are different; they include one-bedroom,
two-bedroom, three-bedroom, four-bedroom units with roofed areas of 52 to
154 square meters. Half of the units have a view over the holy Shrine, and
the other half have views over the beautiful nature of mountains.
The units are
equipped with package heating systems and split cooling systems; and each
unit has a balcony.
All types of
safety and protective facilities have been considered and anticipated for
controlling any accident. All residential units are equipped with heating
and cooling facilities and all welfare tools and appliances such as
refrigerator, television, furniture, bed, cooking utensils, and all
required dishes and containers.
Also, a hotel
with 370 rooms and a roofed area of 34000 square meters has been designed
in the complex, which will have all welfare facilities and will be erected
on the highest point of the complex. The services include public and
private parking, repair shop and car wash, guarding rooms and all public
spaces used for recreation, bicycle riding, outdoors sport fields, and
promenade paths which all are seen in the project.
